Offer a GC or two $40 for 20-30 minute walk of the property to point out and price things you're unfamiliar with.

Also you can volunteer to work on someones rehab in exchange for info like SOW,cost estimates & actuals.  I cleaned rat poo out of someones attic and hauled trash and offered up a washer/dryer (she didn't even take it).

I want to know this, too.  I have a few addresses of homes that have sat empty for 10+ years that our county says are owned by a business.  They are total eyesores, almost certainly foundation-up rebuilds in areas that don't justify the expense.

Speaking of which, what can be done about properties in an area where retail prices aren't currently high enough to justify the cost of the rehab/scrape?  Anyone?

I have yet to make any offers as I have been "doing this" for literally a month, but I'll share what me and the family look for, besides the vacant:

roofs needing replaced

siding damage

occupied rentals in disrepair 

no or damaged ac/evap

"standout" sore thumbs in established a-b-c neighborhoods 

and I always talk to people, ask where the nasty renters are, where the abandoned houses in the neighborhood are, if they know anything about the property I'm looking at, etc.

I've just built my list of addresses until I knew how to act on them properly.  I'm up to about 50, and I'm starting Friday night :)

One was a "wholesaler" working for a group trying to sell homes slightly below market with deflated rehab costs, inflated comps, and a good pitch for using their HML (if you don't understand numbers). They wanted a $5000 non-refundable deposit, and closing within 7 days. I can PM the company name and forward the emails if you like.

The other was Phil Pustijovsky (spelling?) and Freedom Mentor.   $5k up front, $200 a month, and 50% of every deal until you're at 500k earned, but after hearing the pitch again it's soooo obvious this guy is slime.

Jessica I'm always willing to do the heavy lifting or dirty work around a rehab or even if you just have a nasty job that needs doing. I'm also available as an escort for door-knocking (6' 185lb Crossfitter with a gun if need be). I don't want to charge money for work like that, I just want to learn and apply REI skills. The sidework I offer is my way of bringing value to YOUR table. :)

I will reach out to Dennis, see what his offer is.  Most pro mentors aren't interested unless I pay up front, so if that's the case the paid education will need to wait until I've made enough to pay for it...  again, though, I have a standing offer for anyone willing to hand-hold written into my profile!

Been lurking for a month or so, soaking this all in and consuming as much info as I can get.  I am a Phoenix native, born and raised in Maryvale.  Eight weeks ago none of this was realistic to me, but since I joined BP and AZREIA my world has grown much larger.  Not sure where this will take me, but I'm hitting the meetings and shaking hands, making friends, and jumping in on other peoples projects. I am eager and willing to work for free in exchange for the experience and passing on of knowledge.  If anyone here in town needs a strong back or just an extra pair of hands,  feel free to message me here and I'll give you my number.  Last person to take me up on this offer got an attic full of rat feces cleaned out for free, so please know I am serious!

My background is in manufacturing,  20+ years now.  I own a home in South Central Phoenix where I live with my wife and two daughters.  Locals will see me at most of the AZREIA and PREC meetings, and at tonight's Women of AZREIA I will have my nine year old with me.  If you spot us, please say hi to her and make her feel welcome and capable (her name is Brenda).

Glad I checked.  That's the second time in a week I've almost blown $5k.  

Seriously, though, why doesn't anyone offer to do this locally, minus the front-loading and monthly fee?  I think a 70/30 split would even be appropriate, for however many the person needs...
