@Michael Trend outstanding, always looking to build my network.  What part of town are you in, and are you an AZREIA member yet?

Phoenix Real Estate Club on the Tuesday the 24th always has GCs looking for investors to work with, most are investors themselves.  Art Scott is an experienced one that is open to partnerships as well.  $20 at the door for non AZREIA members.

Try the Beginning Investors Subgroup at AZREIA. June's meeting is going to cover wholesaling, I believe, should be some experienced and plenty of learners in attendance.

Anyone else as excited by this as I am? Anyone else going? I'm taking my wife and oldest daughter (she's 9, goes with me to a lot of these REI meetings) and will be meeting at least a few other local newbies there. Would be nice to connect with a few others, maybe attend as a group & take up a few rows up in front!

So, I am trying to get relevant info regarding a multiplex with a FSBO sign and seller financing on the sign, but the phone number on the sign is bunk. I did a little work and found the company selling it, but they referred me to a property manager who is not responsive and seems like he's really not interested on helping to sell it. Thoughts?

:) this is more like the response I was looking for.  Thank you for the offers,  I will likely be following up with each of you.  I know I've got to do the legwork, I wouldn't have it any other way!  Also, a couple quick questions...

How are you all putting the @Name link in the text of these responses?

How do I make an offer on a house that has no owner and a bank that hasn't taken action? (the guy died, no heirs)

The website I'm using to vet leads is very expensive,  and my free trial is about to expire.  What is everyone else using, besides county websites?

How about this, @Joshua Hill... You are literally about 20 minutes from me.  Let's meet in person, informally, and just talk shop the best we can.  My wife is Thai, a great cook, and happy to have company.  I work about 60 hours a week at my 9-5, and devote the rest of my time to RE.... so technically, we're not losing ground by taking a breather ;)   In fact, I'll make the same offer to anyone here in the Phoenix area, newbie or not!  I just heavily prefer face-to-face interaction, and if nothing else you get some great Thai home cooking and a peek at the area I'm working.

I'll send a colleague request after Crossfit, gimme an hour or so.

lol not asking anyone to pay for leads, just to help me act on them!  Even if I got a response from a yellow letter, I'm not sure I could properly evaluate the property.  I'm not sure what to do with the contract if I have it, and I'm not sure I wouldn't blow the whole deal because I don't know how to CLOSE.  Realistically,  I'm not asking for anyone's money, just someone who has been through the process who is near me and is willing to walk me through it all once I have a response or a seller willing to work with me.  I've come close, but couldn't close bc I didn't know how to overcome her objections,  which were barely even objections but I didn't know how to rebuttal.

I'm hopefully not the only person who doesn't want to work alone....

Ok I've been doing the driving for dollars thing for about 5 weeks and am working my fingers to the bone trying to get yellow letters written to the leads I have, but I really am not terribly interested in being a wholesaler.  I am not empty-handed,  but the few grand I have in the bank account seems to have only attracted the people most interested in extracting it.  I am not opposed to paying for education, but I'm not gonna blow my whole savings account so someone can tell me to clean up my credit, make a LinkedIn profile,  and start wholesaling...

I have a ton of POSITIVE energy, a rapidly-expanding network, and a boatload of leads... anyone interested?  I'm in South Mountain district, working it and Tolleson for now.
