@Lindsay Brake I am sorry to hear that you had to go through that nightmare, but you guys turned that situation around.  My friend always says "Fortune favors the bold," and I feel that this story exemplifies that.  Congratulations on your success now and in the future!

@Tom S. Are you talking about a 203k loan or something different for the financing from the portfolio lenders?

@Kevin Zolea The process shouldn't take too long.  The team I had worked with was able to relocate 4 tortoises in a day easily.  I just spoke with a person certified for surveying and relocating them and she said that was a fair price.  Being environmentally aware, these animals are incredibly important and need to be dealt with properly.  

Hey @Kevin Zolea!  I am not familiar with the price of the relocation, but I have experience relocating them as an environmental scientist for a consulting firm.  As far as I am aware, it was not cheap to remove them, but completely necessary as you know.

Hey everyone! It has been a while since I have posted on the forums, but I have been listening to BP's podcast everyday in addition to reading REI books as often as I can. A lot has changed over the past few weeks and I am continually becoming more determined and motivated to start investing in rental properties.

I just started a new position that I am loving, however, it is only contracted for a year (slight chance it will be funded for a longer period of time) and the pay is minimal.  Due to recent events, my drive time will change from over an hour to only 25 minutes, which will save time, yes!  I have been rereading Brandon Turner's book on how to invest with low/no money and I have also been listening to how investors on the podcasts have used creative financing to fund deals.  

As I continue to educate myself on finding good deals and being creative with my financing, I was curious to know what some of your stories of creative financing are?  By creating a conversation, I feel that it may help me understand a more detailed approach to being creative.  

I want to invest in SFH/residential MFH to start. I would love to house hack my first deal, and being that Central Florida is light on MFH's, it seems that I may need to look for a SFH House Hack. I am keeping my eyes open and will continue to analyze properties. I hope all of you are reaching your goals this year!

From my very limited knowledge, I have heard and seen that MFHs are hard to come by and overpriced in this area.  Of course, there will always be a deal to be found, but it seems that there is a lot of competition out there looking for that type of property now.  Feel free to correct me if I am wrong!

I would agree with most of the responses in this post. It is great that you have multiple exit strategies, but in the long run, renting the SFH out, accumulating $500/month will be more beneficial it seems. The larger amount of cash up front does sound nice, but having a solid rental with that cash flow is what a lot of SFH buy and hold investors are looking for. Congrats on finding the property!

I have another small hobby (breeding ball pythons) that I have a big passion for that I am growing up into a business. One of the people I look up to in that business told me about REI and ever since then, I have been researching and networking all I can. My goal is to create a large stream of income through a buy and hold portfolio of commercial properties so that I can work on both REI and my small business full time down the road. :)
