@Caleb Hur Welcome to BP!  I am hoping to start investing in the area as well.  There is a great general meeting that CFRI hosts once a month (first Wednesday of every month) that I would recommend you go to.  Plenty of opportunities to network with some great people!  Good luck on your investing career.

I have heard some people start wholesaling to get good at marketing, and once they are successful with getting leads, they start to pick out which ones they would like to keep for rentals or wholesale.  This could be a potential strategy you could use.

@Aaron Brown Thanks for the update!  I am not very experienced as of yet, so I would not be able to offer up any good advice unfortunately.  I was more curious as to what you had decided to do with the expensive quotes.  I didn't know that you could cover it up with binding paint, I hope that if you do it works out!

@Darren DeSilva  I will definitely keep the 1% rule of thumb in mind as I am looking for properties in those locations.  I have noticed the higher prices, so finding a deal may take a little more work, but I know there are always deals to be had and made.  I will send over a request to connect, I am excited to meet and build relationships with local investors!

This is a great discussion.  One thing I hear again and again is to keep mailing your list and growing your "Driving for Dollars" list and a deal will eventually come to you.  A podcast I was listening to yesterday by BP had a guest on it that said he called around 4,700 people before he got a deal.  If he had given up any of the calls before that, he would not be where he is today.  That alone was what I needed to hear! Good luck with your list you are working on!

@Darren DeSilva Thanks for bumping up this post, it was a great read.  Even though I have not invested yet, the investors I am talking with say that the Deltona, Debary, Deland and Orange City areas are all great places to invest, given you found the right deal.  I am very interested in finding deals in these areas, especially multifamily, but I have yet to do so.  I hope more people respond as this would be a great discussion to make current.

Hey @Aaron, what eventually happened with this property?

There is a lot of good information in these replies. I was just talking with a lender who had told me what @Ana Coello said. I was under the same impression when I was first learning about investing in real estate, but after some more research I found that it might be best to get a conventional loan to not have to deal with the higher interest rates and the PMI. Of course, every situation is different, so make sure you are taking each investment opportunity into consideration when choosing how to finance it!

Hey @David Schroeder welcome to BP!  I am new to investing as well and just finished up "The Millionaire Real Estate Investor" by Gary Keller, who has been mentioned for some of his books in the comments.  It was a great read and had a lot of actionable steps that are helping me with day-to-day activities to work on.
