Direct Mailing in Jersey City

I'm in the beginning stages of putting together a direct mail campaign in Jersey City/Hudson County and wanted to see if anyone has had experience or knowledge on how effective a mail campaign in this area can be.  Given the competition of this market I would imagine there are a lot of investors and/or companies marketing directly to home owners.  I also suspect owners that are willing to sell are probably going to want more for their property than it's actually worth given the inflated prices in the area at this time.
