Hello everyone,

I am wanting to purchase more residential rental properties, but banks will not lend on vacant properties as far as I know. There are not many already leased properties that are for sale either. I am planning to use the properties to rent out and hold long term. Does anybody know of a mortgage broker or another avenue to go through to acquire more residential properties with 20% down payment?

The house would be in good condition. The main issue I am asking is since the property would not be income producing when it is bought would a regular bank be willing to finance that?

I am wondering if there is a way to buy a vacant residential house with bank financing? Once bought it would be rented out as an investment. If not what are some work-arounds?

I am potentially looking into an unoccupied condominium unit for an investment property. The complex has 70% rental units though. I am wondering if anybody knows a lender in the Dallas area who would finance such a deal?

Hi Javon, 

A multi-unit house hack sounds great but is really hard to find in the area, I bought a house FHA which is only 3-5% down and have 3 roommates right now and it's working out great, just an idea to consider. I used roomates.com and roomster to find roommates, as all my friends were already tied up. My roommates are now some of my best friends. I plan on doing the same thing over again once I save up some more.

Hey Steven,

I'm 25 as well and just bought my first house back in November, put 3% down and have two roommates. I am looking into moving again and doing the same thing all over. At our age the less you put down the better as we can have our tenants pay down the mortgage over the years. I have a lender who has helped me figure all this out. Have you considered buying a 3 or 4 bedroom house and having a couple roomates? SFR's are much easier to come by in this hot market than multi-family houses.

Hello, 

I got my real estate license over a year ago but never hung my license under a broker. I was thinking about doing so recently but a friend just told me that some new Texas laws require that I would have to take the classes all over again because it's been over a year and my license hasn't been with a broker? Is this true?

You're on to a great idea my dad and I are wanting to buy up some properties and turn them into corporate rentals as well, much better return on the investment. Corporatehousingbyowner.com and corporate housing.com are good websites from what I've heard. My friend who is a travel nurse added me to a facebook group called Travel Nurse Housing- The Gypsy Nurse, that page has nurses that post when they need housing. Sounds like you have the perfect property for a corporate rental.
