I just started using it and it really seems amazing. Turns out though it appears that South Broward and Miami Dade does not participate. I’m in North Broward, almost Boca. Not sure why but from what I see it is a wealth of info for my area.

Jason Sherrod as Chris Seveney said you need to attend conferences and network. That is the bottom line. There is no Case-Schiller Index for Notes. Keep in mind that this is not a get rich quick game, but a process of networking and gaining the trust of people. These things take time. But that doesn’t mean sit and wait, as suggested by Chris, JVing with someone might help you with the learning curve. Best of luck to you.

Martin Saenz I actually just picked one up 1st position NPN with a FMV of $210,000 in Nevada but sold it right away (arbitraged it). It’s not easy to find, but nothing in life really is. As I tell my daughter all the time “if it were easy everyone would be doing it”. I think I’m going to follow this strategy (arbitraging the notes) for a while until market condition changes.

@Mark Hamrock hello, yes I know. That’s why I wrote he was a complete gentleman as I did talk to him after. I also emailed him after for the slides and he was super responsive. So I definitely did not mean to sound bad, and hope that it didn’t come across that way.

Cromwell O. Downs there are numerous books out there. Martin Saenz has a book called Note Investing Made Easier as well as an active Facebook page. David Van Horn just came out with a book and google Scott Carson. He has a daily podcast and tons of content online. Hours and hours. Hope that helps. I’m in Broward by the way so you can always reach out to me but the above mentioned names are far more qualified.

Natasha Hunter I think it bears mentioning that when when Bill McCafferty uses “force” he’s in the second space (which you probably know). I know nothing (though always open to learn) about seconds so I think that they each have their own exit strategies. But I don’t know for sure and not ashamed to admit that :) I should also say as Big Dan Zitofsky (nice seeing him here by the way) mentioned partials, I saw a presentation in California by Rob Happe on partials that looked very interesting but I digress..... Really amazing how two words “note buying” has so many offshoots.

Thank you Martin Saenz (how do you quote here....?) But yes as for not being anti CFD’s. I realized after I hit submit that I didn’t like the way I worded that but you can’t edit here. They are just not in my buy box, but I don’t begrudge anyone buying them. It’s more work climbing up the ladder to get at institutional notes but I’d rather work on those. Take care!

I’m still feeling my way around but right now I think I’m going to arbitrage notes as a first exit strategy. Just picked up a note yesterday and should have it sold in a couple of weeks. Please note this is not to be confused with brokering. I funded the deal so it’s my note. However if plan “A” doesn’t work out the numbers are great to keep it as well. I just prefer the velocity of capital. Also this is not a low valued CFD asset. Great topic as usual Martin Saenz !

For performing notes I’d look to Jay Hinrichs He posts a lot here. From what I understand these are not “re-performing” but performing from the start, but best let him describe it.

Tyree Etheridge definitely plenty of other real estate things going on up there. Jason Hartman (SF Turnkey rentals) has two events coming up in the Northeast. Michael Blank (MF) has an event coming up in Virginia. Still even with notes, the hedge funds etc are based (a lot of them) in NY. South Florida, well seems like a lot of people from up North have connections down here. I actually went to the IMN and met quite a few locals but definitely that wasn’t for the newer people (though I am one of them but again the proximity to some of the locals and no travel involved made it worth it.) Either way good luck!
