Note noob - worth investing now?

Hi BP Community,

I recently listened to the podcast with David Van Horn on real estate note investing, which intrigued me as another investment avenue. I've seen a mix of comments regarding the note market being dry (no more inventory) and the ROI starting to come down from the 10-12% range.

As a relatively risk adverse investor, I am looking for suggestions/advice on the performing notes market, whether it's worth investing in now, and how I can expand my network to find reliable resources for such performing notes.  

Also, what are some services or platforms that provide notes for non-accredited investors?  

I appreciate any feedback and look forward to what the community has to say!

Performing notes can still be a good investment, especially given todays still-low interest rates.  Like Adam and Dan posted above, prices can be expensive depending on the source.  Some online exchanges to start with are Watermark, Granite, FCI and Automation Finance.  When you evaluate a performing note, pay special attention to the pay history.  If you buy a performing note and the borrower stops paying, the resolution process becomes longer and more expensive and you could potentially lose money.
