Hello from North Broward. I’m new to RE investing. Me personally I’m looking to get into notes. I’m not interested in any other aspects though interested in learning about all of it. This of course doesn’t limit me to South Florida. I will say seems like I’m starting to see prices come down a bit. A lot of new condos coming on the market in the next year or two in Miami-Dade and Broward. I’m always down for any type of meetup. Robert

I had a lengthy discussion with an agent/investor/property manager. I'm trying to get my foot in the door and I met her at a SCORE session as she was the main speaker. From what I've read here (and what I want) is cash flow not bank on appreciation. I live in the very volatile market of South Florida. She said I shouldn't look for cash flow just have the tenants be paying my mortgage to build equity. I was a little surprised by that as the rents here now would not even cover the mortgage as it's expensive again in South Florida. Am I misinterpreting her? Thanks

Sounds good to me. Monday's aren't good for me as I'm taking a French class (I like languages). But I'm available at any other time.

@Nelson Leal I live right where you do. I tried investing during the boom here. I was one of the dummies that overpaid for a 3 bedroom Th near the now nice casino (I don't go). But unlike most of my neighbors, I didn't foreclose and it's paid off. As things got so expensive here, I bought a sfh in Winter Haven which turned into an unmitigated fiasco. I hired a professional property manager and like I said it was a disaster. I did sell it and didn't lose money but back then I used to read a lot on MR Landlord and they always advised of buying out of area for starting out. For me at that time they were right. I am looking to start again but as you mentioned things are very expensive here. I do notice lately a lot of price reductions, but that was just looking for a sfh for me and my family and possibly rent out the th I live in now. I am very nervous to buy out of state or even out of area. I notice besides BREIA there are several rei groups on Meetup. Any particular you like? Any time you want to meet at the Promenade I'm available.
