I just bought a home in North Dallas from New Western. For my wife and I, it was a great experience. New Western is a wholesaler, so know the terms and expectations beforehand. You are responsible for the costs; they deliver you a house 'as is'. I looked at previous reviews on New Western and any bad reviews looked to be from individuals wanting to hold New Western responsible for areas that the individual should be responsible. 

Jack Fanning was excellent and I highly recommend him. He was clear on the process and helped through the process. I look forward to working with Jack in the future.

You hear how people stay away from investing in California because of tenant-landlord law which favor tenants. There are still people who invest heavily in California and have tenants. Is there a way to protect yourself from having a tenant move into the property, not pay rent and not be able to get them out for a year? Does this truly happens or is it an urban myth?

@Sam Shueh - I think most of the post have said they do not think it is a bad idea if you look at the financials and specifically the assessment history. It looks like they all agree with you. These posts are great as they give insight from your experience. I really appreciate it Sam. Thanks

When you say lower fees, what would you be referring too?

@Steven Ko-I love that you called out my lack or response...You first answer was just vague. This response is what I am looking for. What am I getting dollar for dollar but also your statement 'Cashflow' Kool-Aid, which is what got me into trouble the first time in 2008, and 'tax tail waging the dog' is what I am looking for. These post and the podcasts are helping me figure things out. Thanks...

Thanks Joshua. I like the points about the recovery of condos and people are looking to upgrade to a SFR. These are 2 points I didn't even consider. Thanks for your input.

My wife and I where considering getting back into real estate with buying a condo in Las Vegas. I heard from a Bigger Pockets podcast one of the guest say BP suggest not to buy a condo. I understand you cannot control the HOA fee and the old people who run the HOA. Are there other reasons we are missing on why not to buy a condo?
