Southern California investing-Is it Socal frivolous

You hear how people stay away from investing in California because of tenant-landlord law which favor tenants. There are still people who invest heavily in California and have tenants. Is there a way to protect yourself from having a tenant move into the property, not pay rent and not be able to get them out for a year? Does this truly happens or is it an urban myth?

There are extreme stories where it has taken years to evict a tenant in CA. The best protection is good screening. California is a different mindset. What you think sounds fair is not how the courts see it. Even regard for enforcing the law is questionable in many cases.
