@Kory Reynolds Thanks for the example. I believe from what your example says, I will get more cash in my pocket from a paid off property but the equity gained from multiple leveraged properties will have a bigger effect on my return. Is this correct? Great information.

Which is better dollar for dollar?

Tax wise, If I purchase a condo for $100,000, would it be better to pay cash for it or better to finance it? 

Income level around $150,000. 

Wife and I with no dependents. 

Only debt we carry is current mortgage.

Larry- I agree, I was in over my head and did not have the basic information that was needed to make these investment successful. Having a good property manager would of saved me a lot of time and money. Ultimately, it was my own ignorance that doomed me.

I like the idea of a reserve fund and am looking for additional ideas that will take me away from ignorance and into a plan.

Is there a method to servicing the debt that is accumulated through the financing of the properties? If you have 5 properties and 3 go vacant and the 2 that have the income do not cover all 5 what are the best safety measures?

In 2008 I had 9 properties and 5 went vacant or actually the tenants stopped paying rent. I would like to avoid making the same mistake this time around and would love to hear any ideas.

This website is a great start and a great resource so I can avoid my past mistakes.
