Don't forget about the tax advantages of the 401K and IRA's on top of the free money from matching, those add to your returns that often get overlooked on the investment sites dashboard. If you have time try to get into a partnership providing sweat equity to build up cash to put into your own investment down the line. There's people looking for partnerships all over this site.

If possible "live in" the house for some amount of time so you can use your VA loan. This is very useful if you buy a multifamily, Veterans United and Navy Fed will usually have the lowest VA Rates. I've heard VU has lower rates but Navy Fed has better service, USAA has amazing service and lower fees but they are notably higher rates than Navy Fed. Each time you use a VA loan the funding fee goes up and you max out at 10 at a given time. I come to closing with some money down to reduce the funding fee but you can wrap everything into the loan if you wish.

I've heard of people not wanting to move their family to the property so they switch their mailing address to the property for a given time to satisfy the VA loan requirements while leaving their family at the house/apt. I'm at Bragg as well. I ended up looking out of state as the Triangle was too tight and around Bragg there was too much chaff.

Navy Fed posts their rates on their site, as does USAA but they don't post their fees, Navy fed is usually 1% of the loan, USAA last time I checked didn't have an origination fee. VU does not post either, you have to call.

I live in Smithfield, I worked with Fox Rentals when I purchased my first home/rental. I had a good experience with Mr. Fox.

It wouldn't be large amounts of funding, a low end cash deal or a down payment and traditional mortgage on a mid to higher end deal. I have a (relatively) sizable down payment, notable credit score and solid W-2 income and want to put it to work

After 50 podcasts and reading a lot of the blogs a common theme is: If you want a partner or help as a newbie, bring something to the table. 

I would like to partner with an experienced investor specializing in multi family buy and hold and/or BRRRR but I can only offer financing as my contribution. It would seem an experienced investor already has his or her financing figured out.

I guess my question is this, should I wait until I have more time (9 months away when I'm no longer a single Dad awake on business frequently) or do you think it's worthwhile seeking an experienced investor willing to take on a newbie offering something they probably have but see that said newbie is serious about learning.

Switching my investment focus from the greater Raleigh area where I live, to the Fayetteville area where I work. Wanted to see if the BP community had any recommendations for a solid realtor with an investment mindset for that area.

Always glad to read about other Military guys on here getting things done. I just started learning a few months ago but hoping for 4 doors,  ideally a multi this year. Lots of TDY's and a deployment this year as well as being a single Dad makes it difficult. I live just outside Raleigh and have researched & driven the neighborhoods quite a bit.
