Bringing financing to the table

After 50 podcasts and reading a lot of the blogs a common theme is: If you want a partner or help as a newbie, bring something to the table. 

I would like to partner with an experienced investor specializing in multi family buy and hold and/or BRRRR but I can only offer financing as my contribution. It would seem an experienced investor already has his or her financing figured out.

I guess my question is this, should I wait until I have more time (9 months away when I'm no longer a single Dad awake on business frequently) or do you think it's worthwhile seeking an experienced investor willing to take on a newbie offering something they probably have but see that said newbie is serious about learning.
