Hi @Marian Smith, great tips, thank you. I am planning on incorporating a house rules addendum to the lease. The no drugs are covered by the lease template I'm using, but can't hurt to add no guns, though probably less prevalent up in my area.

yes, my preference would have been to use the VA association of realtors lease, it is the most thorough of all major online ones I have found, but my understanding is that it can only be used by realtors, which I am not.

Yes, I do live there. The legal zoom lease I intend to use had an option for with or without furnishings, so that threw me off a bit, this being an unfurnished room rental in a furnished residence. But on second thought I will include all items in common shared areas of the house (furniture, tv, etc), simply so that if there is damage during the tenancy, it can be accounted for.

Hi,

looking to rent out a room in my home, and would like to know if I should list the shared common area furniture & appliances in the lease agreement? The rented room itself is not furnished, but other areas of the house are.  

What do others typically do?

@Tchaka Owen, yes, I would agree that short term renters would probably want furnished. 

The reason I like the short term idea is because I'm less uneasy about it, this being my residence. If things don't work out, I'm not stuck with someone for a longer period. However, I am looking at this long term - or at least for a year or two, provided I don't absolutely hate it haha.

What was interesting in the post I came across, is that the landlord only does month to month leases with the option to extend if no issues. That sounds like the best of both worlds, and furnished room would be conducive to that as long as the market is there.

@Tchaka Owen, thanks for your input. Forgot about the airport. 

What I'm gathering is that in general, majority of the renters are looking for unfurnished, leaving furnished more or less a niche market. So will come down to some trial and see if furnished works or not :)

Hi,

looking to trial room rental in my residence in Sterling, VA. I have read some posts where the recommendation was to do month to month leases in order to have an easy out if things don't work out, and in addition to rent the rooms furnished to minimize wear & tear by short term renters moving furniture in and out. I like that idea quite a bit, and don't mind spending 600-800 to outfit the room with the basics if there is a market for it.

I was wondering if anyone has experience in this area with furnished vs unfurnished rentals? There are a few schools and hospitals within a 10 mile radius, though nothing in walking distance.

Or any general recommendations / gotchas on month to month rentals, and furnished vs unfurnished rentals?

It appears RocketLawyer has State specific Roommate agreements, and their forms seems to be vetted by lawyers, they also offer reasonably priced attorney services.

Anyone had experience with RocketLawyer?
