Generally speaking in my area a mobile home will cash flow a lot better than a house however there’s more hassle with it. They are cheap to fix. In my area the clientele that rents a mobile home requires more energy from the landlord then my single-family homes

I have a tenant who is late every month.  Always pay by the 15th.  Always in compliance with the lease. Always pay the late fee.  It’s frustrating but I talk to them every month and they tell me they are getting closer to being on time.

Unfortunately or fortunately being late is better than having the unit empty for a month, cleaning it up, paint, whatever else it would cost.

Congrats man !!!!! Wel come.  To the club !!   One day you will love this then the next you will be pulling your hair out.I highly suggest putting in your lease tenant checked all smoke detectors and carbon monoxide detectors.I also make them write that they will keep working batteries in them at all times.This will be like any relationship,no two people are the same.What works with one door might not work with the next.I will HIGHLY SUGGEST READING Managing rental properties by Brandon Turner !!! Excellent book.What is important to you might now be to me,so ask every landlord you come across “What do you suggest that i do with just getting into the business?”

When you have a tenant that is consistently late but they do pay the late fees what do you do ? I do file the 3 day notice soon as they are out of grace period.I would like for them to be paying on time.I need with my training of them.....Yes this has been a 7 time occurrence in the last 15 mos.....
