Tenants are consistently late

When you have a tenant that is consistently late but they do pay the late fees what do you do ? I do file the 3 day notice soon as they are out of grace period.I would like for them to be paying on time.I need with my training of them.....Yes this has been a 7 time occurrence in the last 15 mos.....

If they keep paying the late fee, make good on the rent, are in compliance with your lease and state law there is not much you can do, but enjoy the late penalty fees.

I have a tenant who is late every month.  Always pay by the 15th.  Always in compliance with the lease. Always pay the late fee.  It’s frustrating but I talk to them every month and they tell me they are getting closer to being on time.

Unfortunately or fortunately being late is better than having the unit empty for a month, cleaning it up, paint, whatever else it would cost.
