 Everybody that’s commenting and thank you so much… Personally I Figure out how long a roof is going to last take the price tag of it and then divide that and come up with a monthly cost of what the roof is on the house and I take that money and I put it into a savings account just like our use for the water heater and generally speaking I water heater will cost you about eight dollars a month does anybody else plan ahead like that?

 I am certainly open to suggestions and I don’t know all the answers. What is it that you would suggest if you were in my shoes?

I have 11 units so far . I have only 3 mortgages on them. I feel that any of the unforeseen GOTCHAS can be addressed with monthly incomes for the most part. I think that coupled with 1500 each unit and I should be in good position.

What do you personally keep in reserve for each one of your single family homes? For my area and the value of my property as it seems prudent to have no less than 1500 in reserves for each property.

 Hi there I pray this finds you doing well. My suggestion is this… Figure out exactly what you need from a property for a tech interest you. Make sure that you take into consideration the longevity for lifespan of an item and what the cost will be to replace it. Example being a water heater. I put away eight dollars a month for each unit for the water heater. I figured that generally speaking there good for about 10 years and then you’re going to have to replace it. Another big one is going to be your roof. How much life is left in the roof and then figure out how much you need .......When you do find your goal the path will become clear it really is all about the numbers
