So i recently just put a property in another state under contract for $75k to be assigned. The ARV is about $150k and about $22k in repairs. After I sent contract to title The seller tells me that that there is a pay out of about $95k so I would be in it for the $75k and she will be handling the rest. Is there a Way to still wholesale this? Where would my buyer need to be in order to get the deal done? Or is this a No deal and Run

So I use Simple text and I have an account to send out over 25,000 text messages with roll over a month. The only problem is it is hard to pull BIG BIG list of data. I find myself sending out atleast 500-800 messages per day. Is there a recommended amount of text messages to send daily to get a good response rate? Should I be sending 2-3000 per day

So i have a Probate lead I've been working sometime since last year. The seller and I have a repoir from speaking many times. I did a follow up  yesterday and his first comment was the courts were closed and everything is on pause. I told him that he can still be proactive at this point and theres things he can do to get ahead of the line instead of in back of the line, when things go back to normal. In response his exact words " My attorney has'nt responded to my calls what should I do" Who can I talk to to help me?"

He is ready to sell. They paid off all estate taxes and sent documents saying no liens on the property to the attorney. He said he has not heard from the attorney in over a month and a half. He's at a point of hiring another attorney but does not want to do that. He wants to sell. Me and him have a phone relationship so me providing him with a solution will be beneficial to the both of us.

My question is how can we go forward from here? is there any thing i can do to expedite this process without the attorney? Should I contact the attorney? I defitnitly want to provide a solution for this guy. I need help

Just curious Are we still Cold Calling asking if they want to sell their house or are we all on pause until it’s over? From the looks of it Foreclosures are postponed so Motivation to move are now in their favor. How are we handling this now that COVID 19 is affecting business

I’m a Real estate Wholesaler and would like to know how much we will be affected by this crisis. I closed a deal 2 weeks ago but the grace. But now a lot of my End buyers who use Hard money financing can no longer get the loan or there limit has decreased. If you see a way around this let me know, but all opinions matter

Im currently using mojo triple dialer. Any way i can add a user to my network so i can monitor there calls or do i have to use a different platform?

I just recently signed up for deal machine and I wanted to hire and add a team member. Do they have to pay to subscribe to my team? I thought it was free to add a team member. Im abit lost about this. So you mean to tell me each team member I add on they have to pay $49 a month to use the app?
