Hello I am a Newbie wholesaler and i decided to focus my attention on tax delinquent properties , just because of the motivation to sell. Im from Boston so Going to the City assessors office at the city hall building  i thought was going to be a piece of cake. But soon came to realize that either they didnt know what i was talking about or they was sending me to different departments. long story short i never got the tax roll. anyway i can get this list??? seems like a long shot? is there a paid service i can use to get this data from

@Andy Rumple well maybe you can DM me and tell me how it works because if i called my buyer and he says how much are repairs and im like do it yourself seems bit weird. i understand the fact that you can have them do they own due diligence but if im putting a house under contract i think i might want to know the repair cost so he can do his numbers. i don't know maybe im missing something

@Andy Rumple That sounds good as well, but how can i put a house under contract if i cannot determine the estimated repair cost? I wouldn't contact my buyer until I had the house under contract

Just wanted to know how do most investors just Wholesaling houses Estimate their repair cost? Should I️ always Hire a contractor for a walkthrough estimate or should i just find out the Average SQ FT cost to renovate a home in Massachusetts. i have a Repair estimator it already has the Pre set numbers plugged in as far as cost per sq ft. But being in Boston it may be a different market as far as cost are concerned. ADVICE from anyone. I need to find out How to estimate these cost especially since i am a individual investor

So i attended the 3 day Mastery course for fortune builders, Of course at the end they wanted me to join the Program, But my finances would never allow me to do so. I can't afford the least package which is $30,000. So 2 days later I receive a Call from a Fortune Builder rep Claiming to put me in a Jumpstart Program with Fortune builders for WHOLESALING houses. They are wiling for $3000 for this program, Don't know what it involves but interested to know if anybody has attended this or what is your review on this matter. Have to do your research before you join

Hello I've been in the Wholesaling business for about 5 months now, I decided to change my method on how i screen calls. I was getting a lot of Tire kicker calls. Now that I've switched my method to a pre-recorded message, it seems as if now I don't even get a call. I noted in my yellow letters to call my pre-recorded line so they already know what they are up against . 

Is this Normal or should I accept all calls coming into me? I have google voice so it should capture every call but now it just seems as if nobody has been calling and this has been about 2 weeks now. Let me know what you think and suggestions.

And i wanted to know wha is a good amount of Direct mail i should be sending out every month? Right nw im about 700 pieces

I have a question for the community, I often hear from a lot of gurus online that it is always best to send and make daily offers to Sellers or motivated sellers on a regular basis. The problem is that they talk about it but do not show you how to make the offer on excel. So my interest is wholesaling houses at this moment. I want to make offers so i can forward them to FSBO's on zillow and other leads that call me. Does anyone have a excel template designed for wholesaling houses, Not fix and flip but just for wholesaling, I just need a template or someone to show me a way i can send mass offers. Anyone that can help me intros matter, i would appreciate it. thank you.

@Jimmy Murray thanks i appreciate it. Quite expensive i was going to do every 6-8 weeks, but 3-4 i know may get me better results with todays market
