Glad I was able to make you all laugh on a Thursday afternoon.  In all seriousness @Dawn Anastasi @Brian Burke @Ben Leybovich I've loved all of your podcasts and have been very inspired and I'm sure thousands of others have been too.  Thank you for giving back to the community.  Even that @Brandon Turner guy who can't seem to remember the soon to be first three-peat guest Ben Leybovich.  Come on Brandon, we have two signatures, the people have spoken, lets get Ben (and Brian) back on the podcast.

@Andre ClemonsExactly, seller financing, Sub2, maybe seller carry back. I'd always go through their options with them of how they could sell their home including traditional retail sale in which case I would refer them to a Realtor friend of mine. I think people appreciated the advice.

I'm going to through it out there.  I was supper excited to see todays podcast about getting started in appartments. When I saw the title I thought, could it be, are they bringing @Ben Leybovich back for a three-peat?  While I did enjoy hearing Jeff Greenbergs story, I cried a little with disappointment that it was not our friend Ben.  

So I'm calling you out @Brandon Turner and @Joshua Dorkin.  Bring Back Ben!  Put Ben up there with other great trio's like Back to the Future!

@Andre Clemons I totally agree with your stance, I felt the same way when I was sending mailers.  I would put "that I may be able to help with their home."  Also I would let them know when I was speaking with them that there are multiple avenues for the them, cash deal, terms, etc.  And the benefits and downfalls of each.

@Wes Eaves I've had two different insurance companies force me to replace 3 breaker panels this year and a driveway.  But I have great rates with them and the closest competitor is about $500 more annually so I weighed my options of switching companies vs making them happy and they won out.  I agree with @Account Closed 21 years on a water heater is an amazing feat (I have a train A/C unit that's pushing 31 years that I'll be replacing this year) Water heaters aren't that expensive, I'd go ahead and replace it.  If your unit is occupied your tenant may be grateful as it should be more efficient.  Also depending on who does your 4 points they may be able to claim updated pluming to get you a better discount on your insurance.

Scott, you tend to get what you pay for.  He may have paid that in the past, my experience with cheep labor is it isn't always the best or the most reliable.  They may charge you 3K to do the roof but you're chasing them down for days / weeks, in the interim you have your roof exposed and then it poors 3 inches of rain.  Now you have a cheep roof and you need to replace all of the drywall in the ceiling (just a worst case scenario).

Always calculate the hassle factor, especially if you're working a full time job and rehabbing on the side.

I've used Duncan roofing in the past.  Their gimmick is that they get it done in one day.  Other roofing companies that I've heard have good reputations are:

Heaberlin Roofing

Done Right Roofing.
