@Manny Cirino  The quit claim deed idea is genius.  I recently correlated my list of out of state absentee owners against people who owe back property taxes.  I'm also starting to look at people who have filed evictions and I'm going to include them.  The evictions is a little more manual but there are fewer to do each month.

I'm sorry to hear of these tales of flat our criminals.  I work in the legal vertical and can get a good recommendation for a local attorney if you're interested.  I don't run a PM business, but I do manage my own rental in the area.  If you ever need any assistance (eyes or boots on the ground) I'd be happy to help.  Also I have an excellent handy man and plumber.  Perhaps this field, along with general contractors, is a great opportunity for a reputable business

I'm across the bay in Clearwater.  I've recently started a campaign in Pinellas where I'm targeting out of state absentee owners as well.  When planning for my letter I wanted to get less calls, but more qualified leads.  I decided to list that I'm an investor, thinking that most people know that an investing isn't going to pay retail.  I opted to go with a hand written letter as apposed to a printed one as I thought again that it would stand out, and I was right.  I've had an 8% response rate, and everyone who's called has mentioned that they receive tons of letters that are printed to look like a hand writing but they liked that mine was truly hand written.  I've built up the systems to be able to generate roughly 4k of these hand written letters per month.  If you'd like some assistance just PM me

I just started an active campaign.  I'm sending to out of state owners of specific houses in my target area (block, over 800 SQ feet but under 2000, central heating / AC, who bought from 2005 and earlier)  I was able to acquire the list from my tax collectors web site and manipulate the data to get the list that I wanted.  I'm also looking into ways of narrowing this down even further to out of state owners who are behind on their property taxes. (about 60 in my list)

I'm paying stay at home moms to hand write, stuff, and stamp the letters and I drop them in the mail.  I did some research on envelopes etc and found a recycled envelop that costs less than most standard, and because its brown I think it gets more attention.  I'm getting an 8% response rate on this which I'm very happy with.

Hello BP. I've been searching through the forums and haven't been able to find an answer. If someone decideds to seller finance, how does this affect their closing costs, specifically their doc stamps? My assumption is that the seller is required to pay the doc stamps at closing regardless if the seller receives any monies at closing. Any advice is always appreciated.

@Samir Abrahani There are strict fair housing laws that can really get you in trouble. I wasn't sure if there was anything related to financial history / Fair credit reporting that would catch me off guard.

Hello,

I want to get other peoples opinion on this. I'm in the process of renting my home in the Tampa bay area. I have an interested party but they've disclosed that they are shortselling their home. I haven't verified income yet and they haven't filled out my application. I intend to do a background / credit check. I'm also requiring a $2k lease performance deposit first months rent of 2K.

My question is, if they can verify that their income is 3 times the monthly rent, would you still rent to someone who recently shortsaled their home or had a foreclosure?

Is this a protected class of tenants?
