@Martin Fields - exciting times, that's for sure. I have a friend who just closed on a property in the Frederick area. 

Once you do decide to make the leap, there are definitely some great tools out there which can help to make managing that rental property super easy (listing the property to . 10+ partner sites, tenant screening, digital lease signing, online rent collection, and maintenance tracking). Looking forward to reading your response on how things turn out (as far as your decision) and if you need any recommendations once you've purchased the property, I'd be happy to help.

@Tyler Labelle congratulations on securing those 5 rentals all this year, and for getting him to agree to start on the 1st. That's a major move right there. If you need any help with trying to bring a certain level of automation to your rental process (ie. now that you have a lease signed and he's paid the deposit, you can make things easier by collecting rent online and automate some of that maintenance request process); additionally, there are definitely tools out there to make managing all 5 rentals super easy. Would be happy to answer any questions you might have.

@Andy Basler - you may want to consider a platform that allows you to process higher amounts and accepts both card payments and ACH transactions. Would be more than happy to answer any questions you might have.

@Akeda Turner  Hi Akeda, it is definitely a good idea to keep a tool in mind that can help you to take care of not only listing the property but also tenant screening, lease creation, rent collection, and maintenance tracking. Definitely, some good ones listed above but you may want to try a full suite application. Let me know if you have any questions! I'd be happy to help get those answered.

Great follow up question, Barb. It is a good rule of thumb that if they're over the age of 18 and plan to reside on the property, 1) screen them, and 2) make sure they're on the lease. There are a lot of great tools out there you can use to screen but I would suggest a platform that helps with not only listing the property (publishing it to 10+ other listing sites) but also comprehensive tenant screening which includes a nationwide criminal background check, credit check, eviction history check, and requires references for prior tenancy. In addition, leases, payments/online rent collection, and maintenance tracking are all important as well. I can definitely DM you a recommendation :)

@Maya Roberts - That is a great practice to follow (generally 30 to 60 days prior); and while some of the major platforms are trying to change their listing practices, still could be worthwhile to look into a tool where one listing will syndicate to multiple sites.

@Mushtaq G. - Luckily it sounds like this tenant is trying to vacate early which is a major win in your favor. I do apologize that you're dealing with this situation (never easy); but once you're ready, there are definitely some great resources out there that can help you to get the place rented fast (ie. publish a single listing and that listing is then automatically syndicated to 10+ platforms; thorough tenant screening tools, so you can mitigate your risks of having to deal with something like this again; as well as leases, online rent collection, and maintenance tracking). If you need a really great recommendation, I'd be happy to help!

Very impressive, Nicole. I'm actually on the path to house-hacking in which I'll probably rent out 3 or 4 rooms in a similar fashion. This is very helpful information.
