House hacking - Roommate

Hello! I am fairly new to BP. 

I own a 2 bed 2 bath in Long Beach, CA and would like to rent out my vacant room (aka house hack) while I live in the other. I’m in the process of meeting with potential roommates. What are other steps I should do in this process? I’m looking to do more of a month to month type deal just in case things don’t work out. I’ve included a security deposit as well. Also, should I write up a lease doc? If so, where can I find lease documents to use for my room rental? I’m sure I’m missing other questions, but I’d love to hear what you all have to say!
