@Mary Jay, Hi Mary J! Robert here. This is a great question! Sometimes keeping track of all of the small ticket (and big ticket) to-dos can be challenging, especially when you have multiple rental properties for which you need to keep this information organized.

While sticky notes and notebooks are definitely super helpful (that has been my process in terms of helping my family member out with some of these action items for their rental property, up until this past summer), it could be a good idea to check out a potential online rental management & success tool that allows you to manage maintenance requests specific to the unit (one that allows you to manage all maintenance requests from your tenants with comprehensive maintenance tracking capabilities, ie. can include photos, time-stamped/dates of requested repairs,  details of a required repair, will provide status updates on a maintenance ticket, and will cc a list of preferred contractors on all maintenance issues, all to make sure that those action items are taken care of for that specified unit).

Definitely, something we've thought more about in terms of what might make this process a whole lot easier. And this also includes emails which the system triggers with updates and reminders. If you have any questions, you can always reach out.

Hi Gary,

To be honest, the best approach (in my honest opinion) is to screen each adult over the age of 18 who plans to reside on the property and make sure that they're on the lease. Keeping in mind that roommates are severally liable for the rent and maintenance of the property, I'd just be careful about signing a lease that doesn't include one of the five individuals. However, if one of them decides to move, I do get how that can create a bit of a headache down the line.

Hi Lucas, I do sincerely apologize that you're dealing with this issue right now. Difficult tenants can present a very stressful situation, especially if they've been a long time tenant and you're a new owner of the building.

It would be different if it sounded like you were being unreasonable, but you're not. Honestly, keeping an open line of communication tends to remove some of the pain-points of the landlord-tenant relationship but it seems like this tenant is choosing to be difficult.

Since it sounds like they are on a month-to-month lease, you may have some options there (but then that would be dabbling in the legal area, and I'm not a lawyer so can't really go any further). There are a number of other resources out there though— Bigger Pockets is great for landlord advice; curious to see what other responses you'll get on here. You could even check out some of the resources offered on Avail's landlord education page— automating some of those payments might make things go over a bit more smoothly. I think it really comes down to understanding your audience. On one hand it does have an ad/salesy component to it similar to insurance agents (as this may be your core line of business); but on the other hand, depending on who you share it with, it can start to delve into those questions of values and intent, as @Jim Goebel noted.

To that point, credibility seems to be a key characteristic when it comes to locking in new clients in this industry. Really comes down to you— but as a young person, getting feedback, tips, and understanding some of the key parts to those real estate successes has been beneficial for me, so hearing those stories can foster growth in others who are just getting started.

Super helpful video! I'll be tuning in for future episodes and definitely a great starting point for those who are newbies or just getting started in investing in real estate. Definitely learning more about niche based strategies and this helped me to put a few personal things in perspective. Kudos!

I'm actually in a similar boat as you Tyler; fairly new to the landlord industry (due to the nature of my job) and constantly looking for new resources that might be of some benefit. I should note that I've seen quite a few useful resources listed on these forum responses and it has certainly provided some great insights into where to get started, which locations to consider, and other strategies to consider. Congratulations! I know that it is an exciting time having just completed your very first flip— and I have to say, the photos of the place look absolutely incredible. Solid ROI too!
