Post: Denver Contractor / Home Inspector?

Any good reccomendations for a home inspector who is also a contractor? I'm not looking to steal "your guy" (not investing locally), but we're looking at buying the house right next door to my folks, which has been recently rehabbed, but the rehabbers concentrated on a few specific items and not on a number of other things that obviously need updated or fixed. I want someone who can go in and identify these items, spot the things that I have missed (I am an ungifted amateur at best, but at least observant :) ) and quote out the things to be fixed as well as a list of updates we want done.

Any pointers much appreciated!

Thanks,

Robert

You disagree with the formula in the first post?

He bought it during a cheap time, and now times are different. (just at a guess, but it's not an unreasonable one)  Market's been on the rise quite a lot here over the past few years.

Let's talk about keyword spamming instead.  It's uncool.

Big difference between "not in it for the money" and "not getting paid on the basis of the sale of the flips".

What if you were never convicted, but did lose the civil suit, and got bankrupted from all the legal troubles?

Ok, good.  I had been speaking to my other investor friend about a deal she was doing without preferred returns and I realized she seemed to think that preferred returns were something specific, that didn't need to be defined in the OA.  Specifically, she thought that they were the same return percentages, but only the order (getting the preferred return paid first) mattered.  I know it can be done that way, or however you want to really, but you have to write it out that way...or it ain't that way.  I'm not expert, so I wanted to make sure somehow I didn't completely misunderstand before I piped up.  Thanks!

To be fair, I got 3 jokes out of that - one for Floridians, one for Russian speakers (a palatka is a tent, even though that placename was derived from an Indian language instead), and a "Russian speaker improperly using English grammar per their own model" joke.  I was very proud of myself for being able to pull it off, even though it cut the expected audience(s) down to a nearly negligible number of people. :)
