Post: Tenant cancelled Utilities & Late/Behind on Rent

Tenant moved in in August'21 and ended their service with PSEG in December. By default, PSEG has been charging me, the owner who is an owner occupant in this multi-family. I just noticed I the drop in utilities this week. Since January they have been late and behind on rent. They have only paid half this month and been unresponsive. I'm preparing a certified w receipt Notice to Cease this week. 

Has anyone had any luck with speaking with PSEG? Since I am the owner, by default will they charge me or can I call and ask for discontinued service after delivering notice to cease with deadline to pay?

This is not a section 8 tenant or building.

Hi Julia, 

I have a guy that does shoveling for buildings in the heights and downtown Jersey City. Please DM me and I will share his info. Always better to have a local guy in the event the tenants are away when it snows to avoid fines from the city.

All above is true but at the end of the day you need a realtor that will give full attention to your rental listing especially when they skip town in December. Several of my investors own here including 2 of my cousins here I don't want them to talk smack about the lousy tenants I gave them. I'm always in this area. The typical agent who does "Jersey City" will throw some numbers at you put there sign on the door and hope someone brings them a tenant. If you want an experienced agent who can identify the right clientele to get you through the growing years of this area I'm your guy.

Beyond comparing comps on the MLS does anyone use any resources for getting a general idea of what type of value adding a bedroom, 1/2 or full bath, etc creates? I understand this varies market by market. The below link is a adjustment guide from 2018 that was helpful. Please feel free to share thoughts and current strategies. I am mostly looking for this to give clients a general idea to strengthen my argument when valuing properties.

Hi all - the attached link is a CMA adjustment guide from 2018. Obviously these are ball park estimates that vary from market to market. It would be nice to direct buyers / sellers to a reliable source to give them an idea of what type of value an extra bed or bath would provide when comps are scarce. Please feel free to share your thoughts and app / guide / resource you are currently referring to.

@Randy Galliani as someone who has does this before being a realtor and now as a realtor it comes down to more than making it look professional and being in a hot market. There are so many learning the hard way moments and time wasting frustrating scenarios you will face where the money you save vs time wasted and frustration experienced along the way will not make it clear why people hire a realtor. I totally respect the attempt and am happy to jump on a call to throw you as many pointers as possible to make the process less stressful.

Hi Patrick,

I have developed several projects in Jersey City and have worked with the building department extensively.  As long as the work is not structural you do not need a architect and your contractor can prep the permit jacket.
