Beyond comparing comps on the MLS does anyone use any resources for getting a general idea of what type of value adding a bedroom, 1/2 or full bath, etc creates? I understand this varies market by market. The below link is a adjustment guide from 2018 that was helpful. Please feel free to share thoughts and current strategies. I am mostly looking for this to give clients a general idea to strengthen my argument when valuing properties.
