Very sorry to hear that anyone has to go through this sort of bad experience with a supposed 'investor'. I worked with a family member  that was entertaining the idea of doing a rent to own deal way back when with Wendell De Guzman's (aka Trace Trajano, 'Guru' from the Philippines, who quit amid accusations of fraud, and has since changed his name to do business in the U.S.) then company PCI. One Google search was all I needed to perform to know that nobody should be doing business with this guy. Anyone that has to change their name to do business in another country is not someone I want to work with, period. Thankfully we have the internet these days, and scammers can't go very far without being outed around the world.

And, no, I don't just recommend him because he's my brother. :) I recommend and use him for all of my own investment/retail deals (and recommend him to clients if they need a good broker) because he always aims to beat the other company's rate and he's lightning fast at closing deals when you need it (and super responsive).

@Derek Jones - just tagging and making sure you saw the question. How has your experience with TorchX been so far? Worth the monthly fee for lead generation? Any info you can provide is appreciated.

I would recommend what @Brandon Turner always preaches, find a deal in your price range and BRRRRR. It's working well for me. It also sounds like you're the perfect candidate to take the BP course next week to spark some more ideas? :)

A little late on this thread, but I thought I would share my good experience so that might help others. I have had great luck filling my rentals using (free) Turbo Tenant. You enter info once and then it syndicates your marketing info/pics to something like 25+ sites (all the standards like Zillow, HotPads, CL, etc.) I was surprised when I listed a rental and started getting calls within the first day that my ad was posted using the service. They offer some sort of background check service to prospective tenants, too, but you don't have to use that to use their free online marketing service.

I can say that I've been using Rehabvaluator for over a year now and it's good. I like how it builds the reports for you once you plug in the numbers, pics, and info. It does also pull comps for you, but I like to pull my own from the MLS. I find it to be useful and worth the yearly renewal fee if you are going to do flips.
