@Rahul D. - just go to meetup.com and search for groups in your area. There are also groups such as the Chicago Creative Investors Association and Chicago REIA where you can meet other investors that are doing investing full time.

Hi Nithin,

I have done a few flips in the southwest suburbs and I can safely say that there is money to be made in Illinois if you do it properly. I'm now moving in to BRRR after taking the time to be sure I learned a plan that will work. Don't try and invent some new system or method of making money - simply follow someone that is doing it successfully to be successful yourself. The key in any method (flips or BRRR) is learning how to find deals and buy the properties at the right price. I would suggest you do some serious networking regularly by looking up local meet ups to talk with others that are doing REI successfully in the area you want to work in. I meet people that are making what I consider a small fortune (over $500k a year) routinely at local method. Another tip for you: steer clear of the so called "gurus" or groups that want to sell you property on their tours. The information they sell can be found for a fraction of the cost online or at meet ups or even some courses that are much cheaper if you do the homework to find out where to learn. Don't give up...success only comes to those that persevere...Good luck!

Are you looking for monthly cashflow? Long term buy and hold appreciation? What is your main goal? Will you be using a local property manager to manage it? 

I am familiar with many areas of the city/south suburbs, and those sorts of answers would help me guide you in the right areas where you can achieve your goals.

Hi, 

I'm also wondering the same question as a few on here that has never been answered: has anyone compared the new cloud based version of RehabValuator to the BP Rehab Calculator? Do you have any favorite for any specific reason? Which do you prefer if you have tried both of them? Thanks!

Check out Richard Schroeder at CRS Property Management. And try not to judge him by the dated website - I've heard him talk at meetups before and he definitely knows his stuff. http://www.crsmanagement.com/ I've also had several conversations about getting started buying multi-family apartment buildings with him and he has been more than generous volunteering time to help me. He owns/rents many buildings/SFR himself, too.

 Curt - did you see the newer version of the software? It honestly looks really great, but that could just be slick marketing. Can you go into more details about why you didn't like the software? Was it hard to use? Was it 'buggy'? I'm looking for a comprehensive suite of software like Fortune Builders uses (not sure how good that works, either, since it seems to be RealFlow with a private label?) that doesn't cost us $999 a month. Any information or thoughts to help are appreciated.
