Hi Carolina.  I agree with @Levi Bennett.  As an investor, there's not a whole lot that draws me to Shelby, but there's deals to be made anywhere.  Gastonia is growing, but still a few years away.  Certainly a market to consider.  It's the next gradual area of growth as Belmont exploded the past couple years.  I'm a mortgage lender, so happy to assist with any financing questions you may have also.  Good luck!

@Joshua Noth Hey Josh!  I invest in the triad area of North Carolina.  I am a Mortgage Lender with Atlantic Bay Mortgage Group.  We can only personally offer conventional financing options, however there's multiple strategies you can implement from an investor standpoint.  Happy to help with any other questions you may have my friend.

@Garrett Gruss If you're wanting to use STR income to qualify, you would need 12 months rental history from properties you already own, and show it on your tax return. We are not able to use projected STR income to offset.

@Greg Pawluk Good deal.  Here's some systems that I swear by.  Essential in my opinion:

Your Porter: Automatic Guest Messaging, Calendar management, etc.

Turnover Bnb: Automatically notifies cleaner of project.  Pays them automatically as well.

PriceLabs: Dynamic Pricing. Gathers data of nearby STR, and suggests nightly pricing based off demand, etc.

@Greg Pawluk. Hi Greg. Our properties have been very consistent since we started a couple years ago. You will see much greater returns with STR, however it is more work. With that being said, most of the work is done up front. Staging the house, finding reliable cleaners, and putting the proper systems in place. Anybody can throw a listing up on Air Bnb/VRBO, but the truly successful one's treat it like a business. Would like to think we fall in to this category. @Rob Gillespie All good. I completely agree. As mentioned, I have nothing against wholesalers. Tried a couple out, but found numbers to be incorrect. I’m sure there are plenty that are decently accurate. I also see the value in having a wholesaler bring you a deal.

My main point was to hear about successful ways for finding leads, outside of what a wholesaler brings. No offense intended to those specializing in wholesaling.
