I know how you feel.

I was in an accident a year and 1/2 ago. small one but with some freak injuries on my part. I was blindsided by a guy parked along a curb who tried pulling out real fast.

Of course no witnesses as it was on a small side street. Guy tried conning me out of reporting it at first so i lawyered up right away (he was driving a benz). Now i'm stuck cause i've switched lawyers twice who aren't doing anything cause the insurance company is just ignoring us. Now i sit in pain everyday and can't get help unless it's out of pocket and i don't have insurance or health benefits as i'm self employed.

Frank if you have any questions about commercial i'm here to help.

Don't talk to residential agents cause honestly (i use to be one) they don't know much about much.

In CA the best bet for financing a commercial deal is seller carrying part or all of the note. AITD's and Wrap around deeds are our clients best friends right now.

i'll admit i don't know the florida market though.

any licensed salesperson can sell whatever real property they want.Residential, Commercial, Notes, Loans, all fall under having a license (for the most part)

J!

that plan was pretty much awesome. It helped clear up some things and helped me find a structure to my ideas.

I appreciate it, and i'll attribute my future success to you. It's all your "fault" =)

NED! appreciate the review.

What i was saying or trying to articulate was...Say the investors put 10% into the project at the time of purchase. When we sell they get their original investment back then the get 15% of the remaining equity (1 1/2 times what they paid for) the numbers could be anything. If they pay 50% they would get 75% of the equity and so forth.
