Hey Brett -

If you're happy with your rental in Denver and it's generating solid cash flow, a 1031 exchange could help you defer taxes if you want to reinvest in another property. 

However, if you're more focused on the equity for additional investments without selling, borrowing against the equity could be a great strategy. A cash out refi might be a quicker way to pull out funds for your next rental, and you'll still hold onto the property long term. It really depends on your long-term goals. if you're looking to grow your portfolio without selling, leveraging the equity could be a win.

Hey Justin - 

One option is a cash-out refi, which could help you tap into your 15% LTV to pay off the HELOC or fund new investments. If selling is on the table, a 1031 exchange could allow you to defer taxes and reinvest in properties with better cash flow or lower maintenance needs.

Since repairs are mostly handled, it might be worth reviewing your rents to see if there’s room to increases/ways to improve cash flow. Also, depending on your long term goals, transitioning part of your portfolio into more passive investments might help reduce operational stress while keeping your equity working for you.

Hey Steven -

An LLC is a solid choice for structuring your partnership since it offers liability protection and keeps things clean when splitting ownership and profits. Just make sure you draft an operating agreement that outlines responsibilities and expectations.

For financing, and if you choose to go through an LLC, DSCR loans will be a great tool. Conventional can be a good starting point for your first properties because of the lower rates, but for entities and if you are planning to scale, DSCRs are great option since they focus on the property's rental income rather than your personal income. Plus, like you mentioned, there is the risk of due-on-sale clauses if you move conventional loans into an LLC, so it's best to plan your financing with that in mind. Good luck and happy to connect!
