@Account Closed  I have been a member of Bigger Pockets for about a year but kind of fell off the map, I am actually looking to start wholesaling and like you am not sure if I should search out a mentor that I could learn from and make a small percentage or partner up with another newbie and learn as we go.....if you would like to chat about the advice that has been given you can message me directly.

@Jake Recz  Welcome!  Always nice to see another real estate investor (soon to be investor) from New Jersey.  BP has amazing opportunity with information, networking and just plain good people who will answer whatever questions you may have!  Check out the podcasts and participate on the forums as much as you can.  You are absolutely right, this place is addictive!  All the best in your future real estate investing!

@Neil G Yes, I was thinking that, I do have an LLC so I would have them written to the business and I will also look to add some sort of mitigating language as well. Thanks again!

I am not sure if anyone can answer this question, but I figured I would give it a shot.  In a commercial lease agreement, is there language that can be inserted that mitigates the lease obligation of the tenant in the case of the tenant breaching the contract?  Basically, if the tenant's business does not succeed is there any way to protect themselves from the lease obligation if they fall short of the term?

@Sean Abrams - Hi Sean, I am in Parsippany, NJ and am in the same position as you.  The properties here are expensive and from the research I have done, it seems that buy and hold is the way to go in this area.  I would love to do a flip for my first investment.  If you would like to PM me, please do and maybe we can meet up.  Let me know.
