Hello All, Soon I will be buying another property. Last year I bought my 1st rental in Houston. What should I purchase next ? I like a river lot in hill country Texas and would try to rent it out for vacation purposes and also vacation home for my family. Are river lots worth investing in ? There not making no more that's for sure. Or should I stick with another SFH in Houston ? What's better off long term ? What would you do ?

Hello All, Can anyone recommend me some top notch investor realtors in the Houston area ! I am looking for Buy/Hold, Flips, Foreclosures ETC. I know a few already but trying to network and see what other deals  some realtors can provide for me.

 You should create cheatsheet with all websites and processes corresponding to templates. You need to create a small system so in the end it does not matter if you have one house or few houses. This may take some time, don not expect to know everything from the start, just make sure any new information or template/form is save for use at a later time.  For example,  Posting a property for rent: use postlets.com and cragslist ( include account information here for each website, I keep all passwords in KeepPassX ) Location on your computer/storage device of the template for the add. Do not make adds every time have a template with all requirements, descriptions and pictures. Make sure not to include rent price in your template, rent will change year to year.

Also make sure to setup online payment for your rental. This makes life so easy ( erentpayment.com ).

Hello everyone!

So I just completed the repairs on my 1st SFH and is ready to rent out. My next step is to list it. I want to avoid going to a real estate agency and prefer doing it myself.

Where should I get the paper work online?

Best place for screening ?

Best place to list the home ? Etc.....

Any advice will help!!!!

Welcome Kevin, I would begin to join the REI meetings in Houston. Should be one this July. Network with others and make contacts. I still haven't been to one but I just bought my 1st SFH rental recently. I did my homework and just found the home on my own. You meet a lot of people out there that speak a good game, but choose wisely. Good Luck!
