Wish I could go but back overseas ..

So I should be closing on a Home soon. What should I look for in home insurance on my 1st SFH ?

Liability 100k or 300k ?

DP1 or DP3 ?

I'm stuck on choosing insurance. The quotes vary from 850-1400.  << Affecting cash flow

Can any one give me some places to check out? Advise?

So far I looked into Benchmark and goosehead insurance

Thanks for the reply Eric. I will be managing this home myself. It's less then 5 mins away from me. Marketing is the next thing to learn as this is my  1st investment home.

So after months of looking for my 1st investment home. What do you think of these numbers? I am new to this but learning !  In a descent neighborhood with great schools. 3bedroom/2bath. The house is rent ready also.

SP 109k

taxes  2.87  / 3100 a month

ins 950 

vacancy 7%

rent 1200

repairs annually 500   estimate

20% down 4.9 int 30 yr.

What do you think ?  I'm getting around 250 cashflow.

I can probably get more on rent but going worst scenario.

Sharon, Thanks for the advice. When I said massive I mean like large quantity of homes being rented out. Basically a lot of the homes I am finding are in the same close neighborhoods and seems like every street there's 2 or 3 homes being rented out.

Hello All, So I am back in the market due to my last deal not going threw due to much needed repairs and the price of home being too High.

 Anyways,  So I been looking in a certain area in Houston and notice a large amount of homes being rented out. Is this a good thing or bad thing ? Should I go to a different area ?
