Find the deals on your own instead of going through wholesalers. Start calling and/or mailing duplexes on the areas you want to buy. Call rental listings on Craigslist’s and ask if they want to sell, they already have a vacant unit for you to occupy.

I’m going to do that, my only issue with that is how many wholesalers have probably contacted them already offering cash and quick close. I appreciate the advice, and I’m definitely going to give it a try.

I'm having a lot of trouble finding a duplex for what I'm approved for. I'm pre-approved for an FHA loan. I've been looking to house hack a single family home, but as soon as I find and get my agent to contact and get back to me they're under contract already. I was wondering if there's any way to get around wholesalers wanting cash or hard money and FHA lenders not working with wholesalers? I can find deals all day off market, but in this market properties are going as fast as you can see them.

You should listen to David Greene on Where Rookies Go Wrong When Looking for an agent. It’s on the Real Estate Rookie podcast, and in my opinion gives a great idea of how a realtors job is and if it’s the right thing for you.

I have found a duplex I want to house hack, but after talking with the wholesaler (I assume), she told me they only accept hard money loans or cash. I was pre-approved for a mortgage. Is there any way around this or am I most likely going to have to look for on market properties? Thanks.

I'm looking to buy a duplex to house hack. A question I have is if both units are filled, and I have to evict/ give them a certain time frame to move out, will that mess with me qualifying for an FHA loan? Also, how does $160k purchase price with a payment of close to $1000/ month sound for $800/month rent? I'd be paying $200 a month on the mortgage plus the utilities.

Looking to purchase a duplex for around $210,000. I’ve been pre approved. I’m looking at around a $1,300 payment. I’m not sure how to find rental comps for duplexes in the market I’m looking at, as there’s not many duplexes in the area. Anyways, don’t think I’ll be able to cash flow on this property at the payment, but I’ll be able to get close to break even. Any market with higher rents, the properties are so high I’m not able to afford. This market is crazy and it’s trying to stop me from taking the next step. Is there any rule of thumb for looking at a regular house rent and converting to a duplex rent for comps?

Does anyone have any tips on finding off market/discounted duplexes? There’s not many duplexes in the market I’m in, and if there is they are bought up quick by cash investors. Looking to house hack a duplex or house hacking with a finished basement/ in-law suite. Anyone also have experience in that?

I just wanted to get on here and introduce myself and see if I can make any connections. I’m 20 years old, looking to buy my first house which is going to be a duplex. I live in North Georgia ( 30 minutes from Atlanta). I do still live with my mother and went to a trade school so I have no debt currently, and living with her has helped me substantially save up. I’m going to be house hacking the duplex when I can find one that financially makes sense in this market. The market is crazy over here with big time investors purchasing duplexes quick with cash. Any tips would be great and just looking to connect with other investors in my area.
