Find discounted properties

Does anyone have any tips on finding off market/discounted duplexes? There’s not many duplexes in the market I’m in, and if there is they are bought up quick by cash investors. Looking to house hack a duplex or house hacking with a finished basement/ in-law suite. Anyone also have experience in that?
