Hi All!

Anyone recommend any investor-friendly agents in the Tampa/st.pete/clearwater area? Looking for flips specifically. Please PM me.

(Also looking for recommendations for handymen, mortgage brokers and inspection companies!)

Thank you!

Would love to continue expanding my portfolio here in Florida! However, it seems like everything is bought up and not much inventory with good cap rates? @Jonathan Kincaid

@Brandy Fowler Just to give you an idea, it cost me about $6k to remove mold in my 2 story investment property not including putting a new drywall back in as the affected drywall was removed. If you're looking for a company, let me know!

Agreed! The only con might be selling it in the future due to how much inventory there already is. @Malgorzata Sadowska

@John G. @Vidit S. I ran into this exact problem when purchasing my Orlando property last year. What ended up happening was we kept the LLC and got a great interest rate (below 7% ) for a residential property from Wells Fargo.

What I'm going to do is buy properties without an LLC just use umbrella insurance as protection. Trust me, I got overwhelmed with the amount of opinions I received so I just decided to stick with one avenue. Everyone has great advice in this thread, it's completely up to you how you want to proceed!

What do you think about living in Brickell @Alex Larmier & @Malgorzata Sadowska ? With the excess inventory, it might be a good time to buy low?

Hi @Ravi Soni

I'm an agent/investor here in Florida and would love to give my input. I strongly believe over the next 7-10 years this area will appreciate. I'm actively looking as well for a property. I would suggest negotiating hard as some homes seem to be overpriced.
