@Omar Khan @Alina Trigub What do you think about the sinkhole issue in Tampa Bay area? Tampa is known for that which is why I'm not really motivated to buy there. Would love your input!

@Russell Brazil Is it possible to get a brokers license and still work for a broker for their experience? What if I get the license but don't intend to hire agents? I would just be using it for my own investment purchases to avoid splitting the cost with someone. Do we still need e&o insurance, etc?

Great topic! I wanted to know your input as well. I'm currently a sales associate that has done a couple transactions with my broker, however, I'm leaning towards purchasing my own investment properties now without a broker taking a share of my purchase. If I get the broker's license, I'll use it mostly for my own purchases. However, this means I'll have to get insurance and pay more fees etc? Is it cheaper just to stay under the broker? I don't intend on hiring agents, maybe an assistant at most.

@Jose Corbera Interesting to know! I'm an RE agent here in Doral so not to familiar with that area, but I do see the point you're making with Wynwood as that was a complete mess some years ago and now it's a hot area. In my opinion, I'm staying away from speculative investments because of the higher risk they have. I would just make sure your numbers work and negotiate hard on that property. By doing so, you have some cushion if the market does take a slightly fall. 

Just my opinion though!

Hi Jose, 

Just out of curiosity, what makes you think the area will appreciate in value? Are you referring to the Allapattah area?
