Purchasing 22 apts and need recommendations on property management software. We need it to be able to collect rents and handle ticketing for general maintenance from tenants.

I have no doubt you may find some deals cold calling, BUT, you’d be better off with targeted leads, or using some filter to screen before you call.  Cold calling yourself (as opposed to utilizing tele marketers ) is (1) inefficient (2) not sustainable and (3) low return on your time. 

 I should have clarified I own my own call center for this purpose

ALWAYS call the zoning office before you buy. Bought a 2 unit that had a 3rd unit in the basement. Before I did a major rehab, called the town and asked. They said 2 units so I didn't bother rehabbing the basement unit. Saved me time and money by doing a simple phone call.

I am currently signed up to prop streams but have decided to focus more on SEO and PPC advertising than the traditional mailer or cold calling. I currently use prop streams to look up the owners, create lists, and do a rough comp on a property. Now that I don't plan on pulling lists, I wanted to see if anyone would recommend a different software out there? I want to be able to do comps and find out more a property.

Thank you all for the replies! Sounds like you all agree it could be a good idea. The package I am looking at also includes texts so could be a good benefit as well

I just started a mailing in PA but also wanted to sign up to a cold calling service to find motivated sellers. The list they use is for absentee and owner occupied properties in the area. They sent me some of their recorded calls and most sellers seem to be saying something along the lines of "yeah i'll sell but I want x amount" which tends to be market price.

Does cold calling generally end up leading to more for retail sellers leads than for motivated sellers? I can monetize those by passing them to my realtor but that's not my main focus and not the big money maker.

Should I ask them if I can provide a script that focuses more on motivated sellers with distressed properties? Can anyone share a script?
