Hello,

Looking for a mastermind group that I can attend virtually and sometimes maybe host get togethers in different areas of the country? Hoping to not have to pay an arm and a leg but willing to pay obviously. 

Hoping to make connections with folks who are investing full time, keep each other accountable, partner on deals potentially  but most of all MOTIVATED

Been asking all potential buyers for a POF to schedule showings for any wholesale properties we have under contract.

Had someone call it absurd. What do you guys think? Had a ton of tire kickers in the past and find this weeds them out 


also ask for deposits on any properties so we don’t get burned.

Thinking of moving most of my units to section 8. I was given the market values by units for the county. Most of the prices are within range of what I would want for my units. Do I use go for the higher end?

I have a few deals UC. I am skeptical of some buyers and have seen it in the past that will try to talk to the owner directly. Anyone make their buyers sign something before they release any info to ensure you can hold them accountable?

Looking to hire a va to serve as an acquisition manager for my real estate business. Can anyone recommend any sites to hire VA's? Key here is that their language skills have to be great so would need a native English speaker.

 David thank you! If the condition varies drastically do you then ask for a change in terms? 

Yes but it has to be drastic because in our under contract price we take into account the worst scenario

How do you handle buyer showings? It’s my only mental hurdle

I have a va currently that does back end admin tasks. wondering if someone has used a va as a sales/ acquisition manager? always afraid that language skills etc that are necessary to close deals will be an issue.

I started wholesaling at the end of the last year in PA. I am in NJ. I have feet on the ground in PA so they go to see properties for me and take pics, get contracts signed etc. I am hoping to scale and was wondering how others are going about doing remote wholesaling?

Do you have boots on the ground in every state/ area? Are you utilizing VA's?

I have a seller that is interested in selling his cemetery. Don't know much about it other than the fact that it has about 1000 open grave sites and they also bring in revenue through digging and maintenance. Price is fairly low for the upside and it does have $300K in a perpetual fund  for when sales stop. 

Anyone have any insight? advice?
