Interesting stuff about Wells Fargo.

@Christy Greene

Hi Christi, I live in North Arlington. Homes in North Arlington range from $200k-$10Million. Not a whole lot of single family rentals here in the north Arlington area. We have lots of apartments in Arlington to compete with. If you go to Mid or South Arlington, you find homes from $60k-$150k with rents from $1,000 to $1,700 per month and they are your blue collar neighborhoods. Mid and South Grand Prairie are good place to look also. I have my reservations about turn key guys. I know some folks from California who bought investment homes around here and were sold on the strategy of appreciation. No offense, but people seem to take advantage of out of state folks. Be cautious and ask lots questions.

These are my two cents.

@Jason Clinton

Wow! That is quite the find. I have not heard of many cases where you can buy the package. I hope to one day find a deal like that with owner financing.

Have you asked if the seller will owner finance?

@Paul Stout

You got me curious on mobile homes. Why did you choose mobile homes? One reason I can think of is the cost of one is way less than a single family home.

What other advantages are there?

(I'm a newbie)

Thanks,

Rigo Medina

I recently learned on BP, through post exchanges about seller financed deals. Are there really investors who will one day sell their investment properties as a seller financed deal. I understand that someone will want to do this, to defer capital gain taxes and to receive a steady stream of income.

Can someone shine some light on this or am I understanding this wrong?

@Jay DeCima

Thanks Jay. You got me thinking of this new idea. Just need to know where to look for those sellers who will seller finance.
