If your just getting started in RE and don't have a whole lot of capital to invest. You can always start with Wholesaling. It requires a lot of sweat equity in the beginning. Personally it took me about $241 dollars and three months to get my first contract. It was a very large pay off as well. Ultimately it will depend on you to put in the hustle needed in the beginning.

I don't think you would need a mentor Skyler well if you could find a free one someone that's willing to show you possibly step by step if that's what your looking for. Just verify with them on the deals they have closed, possibly with HUD or Agreements that have came to a close. There are alot of people that will take advantage of new people in this business. My true advice is to be ethical with sellers/clients and your title company/attorney is a great friend in this business starting out. Hope it works out for you, especially at your age!

Well from my experience if I have a record that doesn't pull any numbers back after three skip tracing services. I would typically use FastPeopleSearch and find the client that way. If those numbers don't work you can always try to get a hold of the spouse, relative or something along those lines. Ultimately you just want to get a hold of them, possibly check the mailing address and see if you can just send them a written letter for fifty cents. That's the free way, but service providers for Skip Tracing I use are Batch Skip Tracing and REI Skip. Those are the main two ones I use, hope it works out for you. But don't get stuck on that one property/record.

If your looking for a free service, when I started I used "FastPeopleSearch". Now all of my records I have are inside a software and skipped trace through REI Skip 2.0 or Batch Skip Tracing. If the numbers don't get you to the client you are looking for with FastPeopleSearch look for family members and get ahold of them to ask your open ended question. Hopefully that helps and goodluck!

@John Christadore I started with "If you can't wholesale after this: I have nothing for you" by Todd Flemming. Personally probably one I recommend the most. I will say you don't need to purchase that honestly. If you want to understand Wholesaling you could look into under the Bigger Pockets search bar too. If you'd like the sparknotes of the book I had written it out in detail I can send it over to you via BP Messenger. Hopefully that helps and good luck with your journey!

@Chuck Kohout Well I actually have a cold caller in the Philippines and one in house and at the moment I haven't had any issue with running appointments or anything like that. It would directly correlate with how your business is ran. We don't have an office and who works with me has a computer, so during this shift in the market everyone can work from home.

Our cold call contact rate has been rising rapidly. Mainly because more people are home during this Covid-19. I haven't tried direct mail out but I'm sure to speak on that topic it's been raising as well.

@Johnelle Stevenson When I first started I attended REI groups, went on Facebook, went to local auctions, messaged individuals on Bigger Pockets, used Propstream, Bandit Signs, Trading Buyers List with people that are in the same area. There are just so many ways to build a buyers list but it comes from a personal relationship. Instead of just knowing them by email, try to build a relationship and talk to them over the phone or in person. This will establish trust and allow you to become a stronger Wholesaler/Investor. Right now during this Covid period, we're stretching out of TREC contracts 45 days after the document is executed. Also we are allowing our TREC a 14 day option period. That's what we're personally doing in Texas.

Great question, so a lot of times you can purchase lists from Propstream, HOA Vacant, List Source and other providers. The ones I mentioned are personally the ones I use. Most of the time the list you purchase other people will purchase so sometimes it's good to create a niche list.

An example would be knowing that their is a ton of uncertainty in the Real Estate Market, it may be a great time to reach out to "Tired Landlords". That layout would look something like this: 5 or more years of ownership, not listed on MLS, Location out of State and Local, Estimated equity 50% or more, owner type individual. This can be pulled from Listsource, Propstream all kinds of places.


Hopefully that helps and answers your question, the biggest advice I'd say is don't overthink it. Purchase a list of about let's say 500 addresses on it. Then skip trace the list, and export that data on an excel sheet and start reaching out to them via whichever campaign route you'd like to go. "Consistency brings out the Winners".
