Daniel I saw this post and reviewed the ones listed here.  The ppty managers seem to be focused on more of the multi-family.  Different set of requirements and skills vs managing single family homes.

Andres, I am currently going through the same challenge.  I found a couple of larger banks that would do the loan, Ally Bank and Wells Fargo both said they would do the loan.  In addition Pen Fed did as well.  And as many have suggested, the local banks will as well but I haven't pursued any of the local ones in the Cincinnati area where we are looking.

Anyone have a recommendation for an investor friendly local bank to Cincinnati that offers good rates?

Hey fellow investors!  What are the typical vacancy and repair rates are you seeing for post repaired buy and hold rentals in these areas?  Also do you have any recommendations for locations to focus on or avoid?  Looking forward to any information people can share and connecting with people investing or operating in the area.

@Andrew Johnson Thank you for the response!  I am looking primarily for the property management angle of things since with the acquisition piece it tends to be easier to find.  I am not really too keen on the turnkey type of investment since it removes risks that I really don't need removing since I am an experienced investor.  Great for some, not for all.

Fellow investors I am hoping you can help! I lead a co-op with several other investors and we are looking for SFR investment property in the Dayton.

I have been trying to identify good property management that can service these counties and provide more guidance on good buying locations now for a bit of time. It is very difficult to even get someone on the phone for a discussion let alone a face to face meeting. Not sure why this is so challenging in this market as compared to others? For example there are very few NARPM affiliated managers there --> I usually contact them first.

Any suggestions for a good firm?
