@Carl Fischer that is very interesting and good advice, thank you. I am not sure I understand why your clients wouldn't be interested in the checkbook LLC IRA since how would one limit the equity in the property without pulling a loan and triggering UBIT?

@George Blower thank you for your insights.  All very good points.  This is precisely why I am asking for anyone who has had positive experiences with some since there aren't many that do excellent business.

All I am in CA and am looking for a self directed checkbook LLC IRA provider for properties I plan to own out of state. Does anyone have any recommendations, good experiences with any firms? Preferably with low setup and yearly maintenance fees.

@Joe Abdon I didn't have good luck with them.  On my current properties they were more than state farm for the same coverage surprisingly.  Still looking for a good insurance provider, harder than I would have expected.

Hey there all, I am sure I am not the only one who has encountered this issue.  I am looking at building a portfolio of >40 units in OH and need to work out the overall business entity structure to limit liability, equity exposure to lawsuits and taxes.  Specifically I am looking for a combined tax/asset structure strategist to work with to define this overall construct for my personal situation.  Any recommendations?

They would need tax strategy expertise, familiarity with LLCs in DE, NV OH and how to structure a composite entity that limits liability/asset exposure in the most cost effective way possible.

Any suggestions for who can help with this problem?
