I'd be happy to look at this property and I buy 55+ condos. In this market you should expect to add a few months to hold since the season is at an end. Additionally the 70% rule is weak, so figure 75% or AVR, and if you expect a 15% ROI you are doing pretty good. I just finished one in Delray Beach 55+, 1335 Sq Ft, bought it for $60K, and it is currently listed for $134,900. It took me 6 weeks from close date to ready to market. I will be out of town until 4/14/16, but would be interested in seeing the property if you wish to sell. I don't buy and hold, anymore. Renting in 55+ communities is getting more difficult and the Associations don't like tenants. They just raised the hold time to 2 years in this community.

No just license cost. Board dues run from $600-$800 per year depending on which Board you join. I belong to Orlando. I also joined Ft Laud which is the best to have in South FL because Miami and Palm Beach do not share info, and you can find all of Dade, Broward, and Palm Beach on Ft Laud.  If you don't need the Board fees, some agents will partner with you as an assistant to be able to view the data, but not actually list properties as a full time, active agent.  It is a process. Get your licenses, first, you get to interview with Brokers after.

Get your license.  I have been a Broker in Florida for 28 years and buy rehabs regularly. I participate in both sides of the commission, and I have coached others who have bought to flip or Buy/Hold.  The cost to maintain your license is less than $100 per year after the 1st 18 months, and the cost for the school is usually less than $500.  It is a very small investment that you will be able to use for a very long time.
