If they need to know more about what you're doing, just speak the truth, disclose what you need to disclose (so as not to be found shady later).
Starting out, I had the same question. There's a podcast that actually covers some details you want to try and find out about the house, but if you have to find it out in person, don't make the phone conversation robotic for the sake of the info.
Remember, they are calling you because they have a need. You're just finding out if and how you can help them.

 this was very helpful. thank you ! aside from just getting the info on the house, what is the next step in terms of connecting them to the person who wants to buy their house. like you said, just be honest, so I'm guessing you would just tell the buyer you have someone looking to sell. the buyer would definitely have more experience with this situation and help you through it. does that sound right?

Hey Guys,

Can anyone walk me through a phone call, when some responds to your direct mail letter. Ive been doing alot of research about where to get addresses, what to put on the letter, but i just realized the follow up phone call is probably the most important part. What will they say? What do you say? What happens next, when someone decides to call you back to get rid of their house?

Hey guys, 

Pretty soon i am going to start wholesaling by direct mail in my area (staten island) . Can somebody give a guild line or outline to how you write the letter. Is the follow up letter written the same exact way. Do different targets include different info. 

Also is it true people actually physically write letter on yellow paper mail them? or do you type them up. 

any input will help me get started

Just to add my 2 cents in here, I would say that you can do direct mail with really any budget. The key is consistency. That being said, I would recommend determining what you can do budget wise monthly and plan to be consistent with that budget for 5-7 months.

Direct mail tends to work best when you send a campaign of 5-7 different pieces, 3-5 weeks apart from each other. Follow ups are key as the average person takes 3-5 touches before picking up the phone to respond.
