As a home inspector myself I would say always get an inspection done......I see so many issue on all types of properties wether it be new construction, flips, old homes, etc.....check out rmdpropertyinspections on instagram so you can see why it's important to get an inspection done when buying a property.

@Amanda Gustafson go find a home inspector to inspect the home for you and give you a factual bon-biased representation of the condition of the property…….this removes the sentimental factor and can also help show you things about the property that you might not have realized before…..then you have a ground zero to build from….. hope that helps…

@Matthew Tregoning I am a home inspector in the Orlando area and I actually use the same spectora software, I think this inspector did a great job in finding many issues withheld home……one thing to keep in mind when interpreting an inspection, especially for an investor is that we are just showing you the real and true condition of the home, it points out to a lot of people that may not know otherwise what kind of underlying issues are in a home, don’t look at it like a fault finding mission (even though it is) but the faults we look for is just to show you what you are really up against, it ultimately up to you how to proceed and if you want to handle the issues that the inspector found, I hope that helps.

@Devin Moreno yes, as a home inspector in the Orlando area, we are required by the state to have a license and undergo accredited education, not all states require licensing so it may be more difficult to confirm an inspectors qualifications……

General Construction knowledge is very good to have for evaluation of a property. As a Home Inspector myself, I will say though, that we dig deeper than just general construction knowledge......we are constantly undergoing education to learn as much as podssible about all of the systems of a structure......another good thing about utilizing a home inspector is that we just see messed up stuff all the time........I would suggest finding an inspector in your area and maybe networking with them, find one that that may work out a deal with you for inspecting your properties...

What's the next step after getting ones' license? What are some of the qualities to look for when choosing which broker to go with? Do any of these schools help place a new agent with a broker to work under?

Thank you all for replying. I'm looking to break into investing as a BRRRR investor. My wife and I would be working as a team and we are both considering getting our licenses. At least one of us would be an active agent also along with using the access to the MLS for finding our own deals. Thank you all for the advice!!
