@Joseph Pass Lusby and the areas north of it like White Sands and to some extent St. Leonard are commutable to DC. I have friends and clients that commute from there to Andrews AFB, DC, and Ft. Meade. It is an area that has the benefit of living in Calvert while being affordable in price when compared to Northern Calvert or Southern Anne Arundel and it is not PG County. With that being said, soon one of the reasons to Live in Calvert - lower property and income taxes than the surrounding counties is going to change somewhat. The Calvert County Board of Commissioners have proposed an income tax increase from 2.8% to 3% and a property tax rate proposal would increase the rate from .892 to .952 per one hundred dollars of assessed value. If approved, the real property tax increase would take effect July 1, 2016, the income tax increase will take effect Jan. 1, 2017.
Will this deter people from living there? I highly doubt it, but it is something to think about. Southern Calvert is a target rich environment from an investors perspective.
